Site plan templates are an invaluable tool for allowing a developer to get an idea of the building floor plan, an idea for scope. The City Grade may be adopted in the City of San Clemente or any other city in the State of California. If you plan your own building site contractors should be informed of the City Grade and they should make the grade a condition of their permit. Contractor's can request to have the City Grade adopted by contacting the City Engineer.
Location of the carport to be built must be approved by the City Engineer before a permit can be issued. Typically (and ideally) the carport will be installed on the southwest corner of the garage, since it will be unencumbered by any buildings. When the site for the carport is being prepared, no excavation or removal of rocks or roots may be done.
The Type of Carport must be approved by the City Engineer before a permit can issued. Normally the carport will be a one-story carport, with a roof truss span of less than twelve (12) feet. Please note that if a carport is built over a garbage container, two (2) feet above ground level and if electrical wiring or plumbing is exposed, the carport shall be provided with a grounding device.
